Land Planning/Concept Plans

We offer land planning services which take into account zoning and land use requirements.  This includes reviewing each property’s unique features, such as wetlands, topography, wooded areas, etc. and being mindful of minimizing road, utility and grading costs. Otto projects range from simple lot splits to rural subdivisions to 100 acre residential subdivisions.

Design for Grading, Sanitary Sewers, Watermains, Storm Sewers and Streets. Many of our projects include design for public and private infrastructure.

Storm Water Management Design

Otto Associates performs hydrology calculations as required by Cities, Townships and Watershed Districts.  This includes wet pond, filtration and infiltration basin design for rate control, volume control and water quality requirements.

Storm Water Pollution Prevention Plans (SWPPP)

Any project disturbing more than one acre of land requires an MPCA Construction Stormwater Permit.  Otto staff stays up-to-date with the permit requirements and incorporates SWPPP design with plan preparation.  We are certified with the MPCA for SWPPP Design and SWPPP Site Management.

Site Plans and Parking Lot Design

We have designed a variety of site plans for reconstruction projects, expansions and new commercial/industrial developments.  Site designs incorporate zoning requirements, site constraints and traffic flow needs.  Notable Otto projects include Caribou Coffee, Buffalo Wild Wings, Midwest Machinery, St. Francis Xavier Education Center and Extra Space Self-Storage.

Construction Plans & Specifications

We prepare plan sets for municipal approvals, bidding and site construction.  When appropriate, specification manuals are developed for projects. Feasibility Reports, Construction Cost Estimates, Environmental Assessment Worksheet (EAW) preparation. We have assisted clients with a variety of reports for assessing their property’s development potential.

Client Representation and/or Assistance at Public Meetings

Otto staff often assists clients at Planning Commission, City Council, County and Township Meetings to present projects and answer questions from elected officials and the public.
